The family with school-age kids is the biggest demographic here, so you'll be swimming upstream in your search for a retiree community in Williamson County.

I can't speak to King's Creek, but there just aren't that many notable 55+ communities with amenities here.

The most telling paragraph in the article is this one:

"The property is located outside the city limits of Franklin but within the city's planned growth boundary, Gerth said. The project would require the city to extend infrastructure to the site, Gerth said."

So first has to close on the land, the city needs to extend water and sewer out there, and then construction could begin (assuming neighbors don't rally against the huge project). Whew!

There's definitely a market for senior housing, but 1,000 homes is a lot.

Yes, I think this is sort of a long term project (perhaps if they get started soon, the first stages will be ready by the end of the decade). I certainly think Franklin would extend their boundaries and infrastructure if this goes through. I would imagine this is more of a long term goal.

I'm wondering about the size, though. It is a massive site. Are they planning to develop all of it? It's 1,100 acres...and typically senior housing is NOT near the 1 acre/house range. Much, much smaller, really. So would it be a mix of senior housing and perhaps a small commercial district to serve it?

The Del Webb property in Mount Juliet is fairly dense in terms of development...1,069 homes on maybe 300-350 acres (just a guesstimate). I also wonder how the Mack Hatcher extension will factor into all of this, as well as if Franklin would look at extending their trolley service to this community, as many seniors get to the point where they either can't or don't want to drive. With this acreage...they could easily add a golf course, too...
