We are considering a move to Newmarket, but we are concerned about the flooding risk there. We checked the FEMA maps and the neighborhood we are moving to, while close to the river, is not included in the 100 yr flood plain. But the map was drawn in 2005 and there have been floods in 2006 and later that, judging by the pics I found, might be even worse.

Does anyone know it the Village neighborhood in Newmarket floods? (Cedar St, Beech St, Grape St, Forest St). I know that River St and Piscassic St flood almost every year in the spring .

the Lamprey River meanders back and forth throughout Newmarket. Last year, it was record high during the floods - it rose 20 feet and more in some places.

When choosing a home near a river, you have to consider where that river will go if and when it rises. The rains that caused the floods were of the 'monsoon' style where 12-13 inches of rain came down in an 8 hour period. In some cases, there was even more rain. The rivers rose within hours.

I was a Captain on the Newmarket Fire Dept during the 2006 flood, if memory serves, the new village area roadways were always passable, the area behind it was definetly a different story! There were quite a few flooded basements though. You can see some pics here, some of them are from that area I think.
