I currently live in Philly (Brewerytown) and pay $1,300 a month for a 2 bd / 1 ba + the insane Philly taxes.

Debating moving to Cherry Hill (buying a place) and have a few questions.

I read that Cherry Hill's taxes have not increased in 5 years. What does Cherry Hill budget mean for residents?

Cherry Hill taxes have multiple components; Camden County, Schools, town tax, etc.

If the town tax is constant, as stated above, how have other taxes fared? Have residents seen their property tax bill for school increase?

The property I am looking to buy is:Property Detail

I cannot find history taxes rates to see the rate of increase vs assessed value.

Not sure if you are aware of this issue, but those taxes on the assessment page look way too low. My guess is that they are reduced because it is bank owned and therefore unoccupied. I think that qualifies for a 50% reduction, if I recall correctly. Looks like 2014 taxes were $6k:

I also noticed that on RedFin the taxes were reflecting 2014; not 2016.

On the Camden County Auditor page Camden County Auditor page for the property taxes are now ~$6,600 per year.

I checked other homes on RedFin for the same price and the taxes are on par $6k for $200k home.

Am I missing something here and taxes are way higher?

I'm more concerned about the rate of increase for the school taxes. I cannot find historical tax data on the web.

Oh, no you are correct that 6k is about right. I was reacting because the page you have linked shows taxes at "3446.25 / 3325.62," which is definitely not 6k. Are you getting $6600 from adding those together, because I'm pretty sure the first number is last year's taxes and the second number is this year's taxes. But, as long as you are prepared to pay 6,600 then you won't be in for any surprises.

As for tax history, I think page 88 at this link shows the school district tax rate from 2004 through 2013. That gives you an idea about fluctuations. Some of those rate fluctuations may have been the result of a borough-wide reassessment, which the town has to do every so many years.

Use this as a guide...I pay over $5,000 in taxes for one of the smaller homes in Cherry Hill.

NJ Division of Taxation - General Tax Rates by County and Municipality




In Cherry Hill (like other big SJ towns), the total property tax received is divided up by percentage to school, township, county and local fire/emergency services.


You can pretty much see how your tax will change each year from the first link.
