Just to be aware about Delaware.
There was a court filing in 2020 ruled just back in November of 2020 that Delaware property tax laws are unconstitutional. Some googling can bring the verdict.
Basically the property taxes are low in Delaware because they do not do assessments on older properties.
Basically the last property value assessments the counties have done are from the 1970s.
Therefore the true value of the home is not being assessed, and newer properties are paying significantly more, while older properties that have substantially more value than they did from their 1970 assessment are paying less.
So over the next 4 years, I foresee Delaware and Pennsylvania property taxes virtually the same, as Delawares will increase across the board.
Also be vigilant with Delaware schools, not all districts are bad, but many are below average.
