Talk with the Seller/Renovator to discuss the problem. (S)He may be aware of a simple fix... a switch that needs to be tripped or pipes that need to be bled. Don't be so quick to brand the Seller as evil. (It could be that the technician who came in doesn't know what (s)he's talking about, or is looking to sell you a furnace that may not be needed.)

I've bought and sold many houses and have always been willing to work with people post-closing if unforeseen problems arose. I've had the utility company red-tag boilers for relatively minor repair issues.

(A copier repairman once told me that I needed a new photocopier. Another technician flipped a switch inside the machine which kept it going for another five years!)

Don't judge the Seller too quickly. This issue may be much smaller than it now appears. Don't give in to the culture of fear-mongering. Call the Seller and see if you can work it out.

65,000btu sure does seem small. I'm no expert but we just installed 2 70,000-80,000 btu units in a 1,800sf house, including un necessary attic space. (may be overkill for us but just a reference point)

I would think that should have been caught by the home inspection but I would bet 99% you're out of luck on this one.

Agreed. You are out of luck. You should have caught this before final closing documents were signed. A simple home inspection would have caught this. These are risks you take when buying renovations. Also, home warranty would not cover this as previous stated.

I think you are over killed.

I just checked mine, it is stated at 83000 btu and it is warming the house just fine. My house is 3000 sf, not included basement. 3 zones, 1 to master, 1 to basement and the rest of the house. The heating system is base board, and it take take some time to heat up the living room, which is on the very end of the system.
