Hi, I am planning to buy new construction in Monroe and appreciate if i can collect reviews/experience from other people who recently pull the trigger and bought/under process of buying new construction.

I am specifially interested in "STRATFORD" community by Hallmark homes and "Southfield Estate" by Renaissance Property.

Please post your experience buying new houses in Monroe, NJ

Also are you successful negotiating prices and if yes how much (%) negotiation i can espect from builder/company.

I just helped a retired lady to sell her 2br 2ba condo at Edison and bought a new home at Monroe. She checked out around dozen community, but all of them are specialized for retired people like her. In general, Monroe is a very nice community with lots of new homes to be choosen. So, do take your time to check them out.

As to negotiations, builders often willing to give you some extra bonus such as finish your basement ...etc than lower the price, to them the cost is lower to give out bonus than lower the price, so you may also consider that.

Default Monroe Manor in Monroe

We recently booked a lot in the Monroe Manor community.
What I luv about the comminity is the prices of houses r much less compared to other new constructions.
The community has a swimming pool and club house and a tot lot and some upgrades r included in the kitchen .
Stratford on the other hand has beautiful spacious single family homes but the houses r pricier compared to Monore Manor and no pool and absolutely no upgrades included when it comes to interiors.

The builder is offering 50K -75K off on certain lots that r small and are not getting sold off.
I am wondering why the houses in all other communities r geeting sold faster than Startford although the other housed being much more expensive.

Renaissance Southfield Estates - pretty high priced

Hallmark homes Stratford (http://www.hmarkhomes.com/communityoverview.asp?CommunID=55 - broken link) - also high priced

Hello, can any one share their experience about "south Field estates" , the new construction prices ? How was the quality of the houses that are being built ?

Smile Southfield Estates

We just purchased a home in Southfield estates. They were very cooperative. They will not drop the price but will give incentives. Such no lot premium...25K @ the design Center....family room extension...they also work with you at the design center we got appox. 10% discount after the 25K.

Are you saying you got 10% off the price ,25k incentives ,no lot premium,and extension?
Thinking of buying at southfield and could use all info I can get to negotiate in this market

can anyone provide insight into monroe manor? hows the area? things to do? safe?my husband and i are looking at it on saturday. is the 3 bdr spacious?
