Rental Property in Middlesex or Union County (New Brunswick: home, purchase)

I am looking to purchase a 2-family home for investment. Can anyone recommend a good area that you can get decent rent from and is a place people are constantly looking for housing options in either Middlesex or Union County?

I want to try to find something for 300K or under.

$300k and under for a 2 family house? I think you are going to have a hard time finding anything like that anywhere that most would consider a good area.

Definitely check out New Brunswick. Rutgers University is here, you have many students wanting to live off campus who rent properties like these.
