well, i have been looking for a house this year..
we have not found anything we liked...
my question is that is the season for selling/buying over..
i was told summer is the best time to buy/sell..
i dont mean that NO houses will be on the market.. i know if some has to seel then they HAVE to sell..
But will we see a lot of houses like we did in the summer..

Historically the best selling season in Northern, NJ has been spring thru very early summer. Things slow down over summer (July / Aug) and pick up again in the fall. Things come to a screeching halt over winter and it all begins again in the spring.
Who knows what is going to happen with the market we are currently in though.
In Burlington County it looks like people aren't renewing their listings from what I'm seeing in my favorites. Best advice I can give you is to sign up at all of the major sites and enable email updates.
The best time to sell your home is April, May, June, July, & the beginning of August. Most of the clients I work with have children so they want to have their children in school by September so they can start school. I tend to find that the market starts to die down around August but you still get a few people trying to get in on time but it is hard to do a closing in 30 days now a days unless the person has excellent credit or they are paying cash.
First home purchased in January 2001- Mercer County

Third home purchased September 2006- Monmouth County
In between several investment properties were purchased & sold in Middlesex County.

you made me think of my purchases which were also "off" season:
I sure hope not. We've just dropped our price, scheduled open houses, and are going full steam ahead now... Of course, we're selling a 2 BR townhouse, so there's a good chance most people looking at our house don't even have kids on their radar.
Our purchases have also been off season... February 2003 and March 2007 (though that house isn't going to be ready until next spring...)
