We have been considering some of the lower-priced townhomes in Montville (the Meadows, Brandywyne). Does anyone have any knowledge of the homeowner's association in these complexes? Are the property well maintained?
Also, while searching the Internet, it appears that Changebridge Road floods quite frequently - enough for the road to be shut down. Will this affect housing prices along Changebridge road? It appears there is really no other road out from these townhome complexes other than Changebridge road.
During times when the Passaic River floods, Changebridge Rd. is sometimes partially closed in the area north of the Bayer plant. During these times traffic is always diverted through the Woodmont section neighborhoods. This will allow you to travel both north and south on Changebridge. The detour around the flood waters takes you to higher ground allowing residents and travelers to still get around.
The area that floods does not contain any townhouses, so I highly doubt that you need to worry about property values being lower because of flooding further down the road. I hope this helps.
