The rent doesn't even seem that cheap for a ghetto area. We don't need it to be all rich white people, but I don't want to be afraid of getting robbed every night or walking downtown at 10 pm. .

Have you checked out Mapplewood/South Orange? Similar towns - not sure how your commutes would be there though.

Default Lower Montclair turning around

Monclair is a great place. The Mission Street/ New Street area is the last area of town to see changes, but it's day will come. A huge redevelopment project is currently underway 1 block away on Bloomfield Ave by the train station. Someone is investing mega $$$$. There are highend apartments and retail shops going in. Hipsters with a little insight are slowly beginning to purchase homes in the New Street area and fix them up. The area may a little sketchy right now, but a slow wave of change is happening. Right now you can get an outstanding deal on a home there, but in a couple years prices will jump. As the homes are turned over, crime is getting pushed out and I predict it will be a nice place to live in the near future and only 1 block to midtown direct...pretty sweet!

Gentrification at it's best!
