I was wondering if traffic is as bad as I suspect on Paramus Road (closest to GSP). I can only imagine during November and December it is complete gridlock.

Walking distance from where?

I was looking at property within walking distance of the Garden state Plaza but I am really concerned about the potential
traffic.

Traffic in Paramus can get pretty bad in the weeks leading up to Christmas. Whether it's a weeknight or a Saturday afternoon you should plan extra time when making your way through the town. It's not uncommon for the police to be directing traffic at the intersections near the Garden State Plaza. I've noticed that a lot of homes south of Rt 4 in Paramus tend to have homes priced slightly cheaper than the rest of the town. I believe that the mall and congestion is a contributing factor to that. Nonetheless there are still nice properties in this area and it shouldn't be seen as an area to avoid.
Also, Paramus is not the only town affected by the mall traffic during the holiday season. Expect issues in most of Rochelle Park and parts of Maywood as well.

Yes, it is really bad. Don't buy there unless you are okay with that.
