We just purchased a house in Holmdel and moved in about 1 month ago.

We absolutely love everything here - the overall quality of life is so much improved - easy shopping and fast commute(Academy BUS/NY WaterWay/Seastreak/NJT Train) and safe town and best schools.

For the same amount of money we spent on our 3000 sqft + 1.0x acre lot house here in Holmdel, if we use the same budget in a "hot town" -- in let's say -- Livingston, we could only get an older & smaller house that sits next to the neighbors. (2000 sqft + 0.2 acre of lot, plus 10~20 years older).

Why the difference ? Livingston doesnt really have any advantage above Holmdel imo -- why it's so much hotter( a lot cash deals going on - we once lost a bidding war after going 10% above the asking price, to some cash buyer that waived inspection ) than Holmdel ? same question goes to other 'hot' towns like Montclair, Summit, Chatam, Millburn, etc.

I'd guess because it is physically closer to Manhattan and they have their own train station.

This- prices are usually higher pound for pound as you go north and get closer commute, unless you're near water that is....Holmdel is a great town- you'll love it...congrats...

But Livinsgton doesn't have a train station :/

Some of our friends / co-worker live in Livinsgton drive all the way to Harrison Path via 280 (very crowded in the morning) then park & ride.....

Livingston does have a very nice downtown and hospital -- but that doesn't explain the real estate madness during the summer...are we missing something ?

Oops! However driving 30 minutes to get on the Path is still a nice alternative that isn't available from Holmdel. The other thing I thought of was that it is very dense in Essex County, there is a higher likelihood for more families wanting to be close to their extended families.

I'm not in Holmdel, but not too far away. It's a great area here in eastern Monmouth County. There is so much going on all the time, and the ocean is here. And the ocean is here. And the ocean is here...

It's nice to be near the edge of the continent but far enough inland that you are safe from the storms, and yet you can drive 10 or 15 minutes to Mount Mitchell in Atlantic Highlands and see Manhattan!

Livingston is much closer to nyc than Holmdel, also Livingston is mostly Jewish who have high income levels, who want to live close to other Jewish people and temple.

Livingston has always had one of the best school districts in the state. That is the #1 reason for its popularity. West Orange is more Jewish than Livingston but not as popular because Livingston schools are better.

That's true, according to Niche, Livingston's school district is ranked 9 in the state. Holmdel is 26.
