I have to agree with this, except that CL and word of mouth are about equal for me.
I often find tenants by checking the housing wanted ads in CL. About 0.1% of the ads are worth following up on, but I've had excellent results with those tenants. You can tell a lot about a prospect by the way they write their ad.
My area has a very active social media scene, with Facebook groups and other forums, and I also find excellent tenants there.
I don't know of anyone looking for an apartment that doesn't use Craigslist as their first go-to. Possibly review your ad and see if you can add some photos or more descriptive words.
If you want to use craigslist run a background check on someone. Get a copy of their license and social security number. The copy of their license makes sure you have a legitimate address. Been verified works. I used one and it showed a guy's traffic ticket in Elizabeth NJ but he had a FL license because he'd moved there.
