I'm just curious as to what the general feeling is with the "mom and pop" and small-time landlords out there.

To the person who claimed that the pandemic was financially ruinous, please know that there are programs to which you can apply where NJ pays your tenant's back rent. Or if you don't like that, sell your property for a tremendous profit.

I just listed a unit for rent (the one where I currently live). I'm seeing what's out there in terms of rentals, and rent prices definitely took a bit of a dive. I'm hoping I can get the price I want but I've only gotten a handful of calls so far.

Right now, I’m only renting to family. I get a bit less in rent but I have more guarantee of payment. After the moratorium ends, I’ll definitely be more selective and definitely will be revising my lease agreement with an attorney to address the various COVID issues and precedents.
