Help! We have been looking to move out of new york city to new jersey and have been looking in the south orange/maplewood area. Realtor just showed us something in west orange that we absolutely love - on mt pleasant ave near rt 280. Is this a good area? mls describes it as lower gregory.
Im pretty sure that area is great, just ask what school its zoned to. In W.O if its a bad area you will be able to tell easily, it will have an urban feel to it and be down the hill.

The town website gets the last word regarding what zone it's officially in (you can't always trust the mls, sometimes they're not quite accurate). Take a look at this (maps of the neighborhoods and school zoning directory):

hmmmm ... are they looking at 367 Mt Pleasant ?
OP -- make sure your realtor sends you the full GSMLS listings of recent sales in that area. Places like this (e.g. with less than stellar location) are taking a real beating in the market right now -- so if you like the place, you should be able to get a good price (this one is listed at 367, I think it should come down a little). There are a lot of places that are listed well over 400, but that picture is a little misleading -- few places sell for more than that now (most sales in the 400+ range are new places in gated communities, see Bev and Bob Meaux’s Blog
for a comprehensive list of what sold in the first half of the year).
For just under 400, you should be able to get something that is positively gorgeous (again, make sure your buyers agent sends you the full listings for places that recently sold).

On the plus side, if you need to commute into NYC, you could probably walk to the Orange train station. It would be about a mile from that location on Mt. Pleasant.
There are good & not so good areas within West Orange. But as another poster said, " You will know if you are in a good or not so good area". I suggest you walk around & drive around the neighborhood. You will immediately get a feel of the area.
Some people use the "down the Hill" vs. "Up the Hill" to determine neighborhods within West Orange. While others use the compass- " The closer you are to the Livingston border, the better the neighborhod."
Good Luck ! South Orange is also nice but very high taxes. Also the area the borders Newark has some problems.
Mt Pleasant is a busy street. If it's the area closer to Livingston, it's fine.
No OP stated "lower Gregory" so thats away from Livingston also Rt10 only intersects Rt 280 at one section. However it if it were closer to Livingston i still wouldn't want to live on Rt 10/Mt pleasant ave.
South Orange & Maplewood have a train station to NYC. In West Orange, you take a Bus line to NYC. In terms of demographics, all three towns are pretty similar.
