I go on these mortgate calculators and it says that with my salary I can afford about 100k house or condo? Yeah right, where would I find something like that. I don't understand how people I know don't have a combined income of less than 80k but still have a decent house and I feel I am just scraping by.

It's doable... you just have to come west on 80! A few townshouse / condos out here selling for 150K ish.

The people in that situation bought long ago when the price/income ratio was a lot less onerous. It would have been more "doable" in 1978 for Raven1946!

Part of being a NJ resident as one has to have "THE JOB" as "A JOB" doesn't suffice.

OR

One has to have a great $$$ inheritance, sold a house with a healthy profit, or marry a wealthy spouse.

Either that, or wait a year or two as house prices decline.

what my husband did was buy a house with a small apt. studio mother/daugher type and rented it for about 500 at first then up to 700 and it payed alot of the mortgage. Just an idea. It was that house in Hillsdale. He bought when he was 23 and at 43 owned it outright. Now granted he bought in 1987 for 180,000 sold it for 420,000 and the new owners are selling it they cant afford it.

Try and find a mother daughter at a good price or a basement with own enterance that is rentable. Just some ideas

I wouldn't go by a calculator online... go and sit with a proper mortgage person. A friend of mine..teacher making just under 60K just bought a nice house for 249K. Her credit is crap as well....
If you have debt, pay it off and your credit score as well as your limits will go up. It is doable...

Waiting because you need to save more of a down payment yes, but waiting for prices to come down to make it affordable for this home buyer, not too likly.
