I am considering purchasing a townhouse in Greenwich Crossing in Mount Royal (East Greenwich), NJ. Is there anyone that currently lives there that can give me an idea on the community there? Are there children? How is the neighborhood? What has been your experience? Any advice would be helpful!

Get a radon test when purchasing in this area. Its a New Jersey DEP Tier One radon zone indicating high incidence of elevated radon levels. Mount Royal, East Greenwich, etc are all high incidence areas.

I bought a townhouse there in June, and I absolutely love it. It's quiet, and everyone is friendly. It seems like there are a lot of younger couples, and some children on my street. The neighborhood seems great so far. The house itself I love too.

That's interesting about the radon; I didn't know. I guess it doesn't matter to me since I'm a nuclear pharmacist, and therefore blasted by much higher amounts of radiation on a daily basis any way haha

radon is not radioactive, it gives you lung cancer.. do a test..

I'm sure your aware that short term radiation exposure within limits is ok.....but the affects of radon gas comes from long term exposure.......get yourself a test kit at Home Depot or Lowes and do yourself a favor and test.....do you want exposure at work and home too ?

Actually, you would be wrong in thinking radon is not radioactive. Radon is a radioactive gas. Its a colorless, odorless, radioactive gas that comes from naturally formed, decaying, uranium deposits deep in the earth.....as they go through certain stages of decay it gives off radon222 gas which seeps up and accumulates in basements.......and yes, the EPA confirms its the second leading cause of lung cancer behind smoking. East Greenwich and that surrounding area is a DEP Tier One radon zone meaning that at least 25% of the tests from that area at a minimum have unsafe radon levels.....I can't begin to tell you how many houses I've mitigated from Depford to Woolwich.....The highest house I ever mitigated over the past 20 years which was 80 pCi/l (20 times the allowable limit) was in neighboring Mickleton....Do a test !!!

I currently live in greenwich crossing and it is a great little community. Lots of young couples and young children. As far as the Radon goes. Ryan installed a passive radon system with our home, but like the above posters said you can do your own test. The house itself is great and we are very happy here.

Passive radon systems installed by the builder are just that.....passive......they serve no function unless they are activated !!! Passive systems are installed on the interior of a house so if the house
tests high after construction the an unsightly system doesn't have to be
installed on the exterior of the home. By code there are 16 steps to a complete passive radon system and I can't tell you how many times I find the system installed improperly when I attempt to activate them.....from minor alterations to systems that are installed so completely wrong they can't be used. The bottom line is don't assume that because you have a passive system that its removing radon and your levels are low.......its not !!!! Test your home !!!!

Thanks so much for your responses! I purchased a townhouse last month and hope to be in by the summer (but you know how that goes!) I'm looking forward to my new home and new neighbors.

And, I promise to pick up a radon test kit!

Too late now but the test should have been done as part of the purchase process....that way if the test was high the builder would have been on the hook to retain a DEP mitigation specialist to activate the passive system and lower the levels.
