Yet you posted previously that "affordability is at an all time high".

"Buy now or be priced out forever!".

You remind me of someone who bought in March 2008 ...

Sorry about the January Case Shiller numbers.

Don't worry though, it's a "lagging indicator" ... an uptick will come ... in Feb, or March ... or April ...

I never said either of those things.

oh yeah, I did {blush}

still, in the context of NJ, those two statements are not mutually exclusive.

affordability (in NJ) can be at an all time high, i.e. the best it will ever be
AND at the same time still be unaffordable for those longing for that 5000 s.f.
house in Upper Saddle River...

capeesh ?

LOL.

JG spends 1/2 of his day (everyday) defending overpriced NJ real estate. When he turns bearish it will be the ultimate BUY signal.

I just got back from a 2 week business trip to the southwest U.S., and I didn't see any signs of a "depression". Aside from some dead towns that looked like they were abandoned in the 80's, many of these small towns my team drove through were thriving. We couldn't even get good deals on hotels/motels in many places (and they seemed to have plenty of customers).
you can't get out of a recession by thinking positive. I wish it were that easy.

here is some good news thought, if I sold my house now, lets say I am still buying lower somewhere else so it works out the same. Thats of course unless I am selling to rent and I cant afford.
