Try Long Beach, NY & "Nautical Mile" (Woodcleft Ave) in Freeport, NY

Both are bar towns on the water on LI...great restaurants, good food & drinks, awesome people (all ages)

Not sure about the home prices though...they are both kinda pricey. Check it out!

and BTW, the area by Woodcleft Ave is fine for houses...anything north of that the area gets pretty bad. Anything south of Merrick Rd in Freeport is nice. North of there can get a bit ghetto-y.

Some areas of Delaware beaches might work. But really nothing is like the Jersey shore.

Default America is full of wonderful, affordable beach towns -- thanks to overbuilding during the boom!

1) You can already purchase a decent home for $300,000 or less at the Jersey shore. (Depending on your definitions of "decent" as well as "Jersey shore," obviously this won't be a beachfront castle.)

2) Want to spend even less? Just wait... the Jersey shore of 2012 will be exactly what you're looking for.

For decent homes in beach towns where you'll spend less than half of your $300,000 budget, try these places:

3) The Delmarva Peninsula... more specifically, Chincoteague, VA.

4) Pinellas County, Florida -- Lovely beaches, plenty of things to do, and it feels just like home... it's about as densely populated (busy) as Bergen County and like New Jersey, it's even a peninsula!

Agree with DD, the NJ shore is NOT expensive. Only the oceanview or oceanfront homes are expensive. You can find reasonable housing in many shore towns, in some cases walkable to the beach. It's all relative. There is no such thing as reasonably priced ocean front property. You can try places like Texas, Alabama, Mississippi on the Gulf but you risk hurricanes.

I would say Fort Lauderdale area...is it similar to NJ Shore - I'm not sure what part of the Jersey Shore you like? In Fort Lauderdale they have really nice beaches. Lots of bars and restaurants, and you can find something in your price range 10-15 minutes from the beach. Again, you have hurricanes but lots of heat and humidity just like the shore.

Any examples of this? Here in Ocean County, anything walk-able to the beach is starting at about $600K. I'm three fairly long blocks from the beach on LBI and there are empty lots on my street that have sold for $700K. Luckily, this house was purchased in the 80s sub-$100K.
