I just accepted a job in Bergen County (Woodcliff Lake to be exact) and I need to find housing, fast. The trouble is that every place I have looked to rent a house (I have a family and some pets so a house is a must), they want first months rents, security deposit, and a brokers fee! Obviously the first month's rent and security deposit I can swing (although with christmas and my own mortgage it would be tight), but the brokers fee (at 1 to 1 1/2 months) is just brutal. I can pay up to 2300 a month, so the monthly rent is obviously not the issue, it's just the upfront cost that's killing me!

Any suggestions as to where to look so I don't have to py this fee? I don't even know what newspapers distribute in the area. Any suggestions would help!

Whole house rentals do not customarily rent out without a broker. Sometimes the agent can negotiate and have the Landlord pay half or all of the fee. Credit is very important.

Thanks Sergio. It's at least good to know it's negotiable. My credit is fine and because I own and will be renting out my house in Maine, I understand the desire to have a middle man. It's just with the price range I'm looking for it's going to be close to $7-8k for move in, which is pretty steep when you need it in cash. I'm hoping for a $4-5k move in.
