Just got notice of my approval on the Purchase Agreement and will be meeting with the Chase Agent next week for the Loan Process. Eleanor said they have the Certificate of Occupancy and they are aggressively working to sell the remaining Co Op units...mostly the 2 bedroom walk ups. She still says the target is March to begin occupancy...I don't know if that means rentals or Co-Ops. The rentals are suppose to be full...so i imagine they will be moved in first then the Co-Op units.
@ Twinmami06 It wasn't Eleanor that said that, it was NY1 who said the rentals are nearly full. They said it in their tv piece on Via Verde. There probably are still some rental apartments open or they would not continue to do interviews. But they are probably renting at a rate far ahead of the Co-Ops selling rate in getting 100 percent full. So Good Luck.
@DownTownBX Oh thats great to hear! I'm so excited can't wait to finally have my interview hoping the process is quick my lease @ my current apt is up end of April. Thanks for the information hopefully we'll be neighbors...
Hey all! I visited the building yesterday, and things are looking good. I finally have my countersigned purchase agreement, so I am happy that things are moving along for me personally Eleanor said that they finally got their temporary certificate of occupancy. She estimates that closings/move-in will happen in about 2 months. They really are pushing those remaining 2br walkups- they have made another model apt in a walkup. All of the other units have sold, and about 50% of the walkups remain, so I am optimistic about reaching the occupancy requirements for conversion! I am very excited!
@NYCsinger Terrific! Looking forward to being neighbors with many of you. I go in Monday to meet with the Chase Bank Agent to start the Loan process. Gonna take a fresh tour of the place then. Walked by there Today and the Sidewalk is now open ( Fencing is Down) and you can look into the commercial spaces on Ground floor from up close and also the Work/ Home units on the ground floor. Beautiful! I seen new pole lights installed at the Top of the Amphitheater Steps. The landscaping looks like it is moving along. Can't wait to see the greenery in bloom and to explore the rooftop elements. From recent pictures they look amazing. Though they never show images of the Community Room nor the Roof Top Terraces on top of the Tower. I am anxious to see the Manhattan View and what that space finally looks like. I turned it down because of it being across the street from a housing projects which accounts for the areas high crime. There was a shooting last night at 9pm right front of Via Verde.
I hope that the local police pct. will step up its coverage around Via Verde to keep the crime down.
They should have made it a gated complex with parking.
With the open spaces open to the public the hoods from the projects will use it as a hang out and you know what that brings.
