St. Ann's Terrace is a huge development, and I don't think it will be done until Fall 2012. Half of the exterior is complete, they are building the back half now. It looks pretty awesome.
I just recieved a letter from Via Verde to expect a date for
a interview.
My Log # is under 150.
I'm a single male and looking to get a 1 bed room coop there:
795 square feet.
Price is $78,894 morgage $449 maintance $660
I won't have any problem getting the OK I have a credit score of over 700,
clean record etc.. and have the cash for the down payment.
But what has me worried that Via Verde is both rentals and coops
the apts will be rent stabilized I gather; so will the coop share holders have to shoulder the costs of the up keep of the building?

Good question, the best people to ask will be the Via Verde management, be sure to ask this at your interview..
I too have an interview coming up for Via Verde...I'm excited as I feel I meet the income requirements but I'm not sure I want to purchase as co-op since I have a rent stabalized apt. I guess I'll know when the interview comes next week. But does anyone know about the neighborhood? I was over there briefly and didn't see any supermarkets or stores just the shopping are on 3rd ave
I had my interview about a month ago. We had all the required documents and were told that we met the income/asset qualifications for a 3-bedroom unit. The next step would be for them to run the credit/criminal background check and then they would contact us. We had not heard anything from Via Verde since the interview, so my husband called and was told that they do not have an offering plan yet. Once the offering plan is approved by the NYS Attorney General, then they will begin to call in applicants to select a unit. Two weeks have passed since that information was given and we still have not heard anything.
As this is a new development, it will take time to move forward. Good things come to those who wait, so if you are genuinely interested in this development, or any new construction, be prepared to wait, and jumpy through lots of hoops.
I think this is a great development and worth the wait.
