Hi Shadypinesma,

I LOVE the neighborhood. I'm a 5'2" blonde female and have truly ONLY met nice smiling people. I think it's particularly safe from the subway stop heading west to the apartment building, so I can't say much about venturing too far east of Broadway, but plenty to do north/south.

They opened a Super Food Town a few blocks up a few years ago - so great groceries, however, not a lot of food options for after-work pick up, although I could recommend a few. There also aren't a ton of bars off our subway stop (157th), so I either venture closer to the 145 or up to 181 area. That said, new things are opening up all the time.

The people who live there are incredible. Many people are original shareholders from the 1960s and have grown up together and take a lot of pride in keeping places clean. Since many of the original shareholders have started to pass away in the last few decades, there is also a spattering of young professionals and families that are moving in, and that population keeps growing. I have NEVER lived anywhere where everyone says hello in the elevators, holds the doors for you, and is generally overall friendly.

If you have the opportunity to move in - you will not regret it! As mentioned before, the *only* thing I'd change is being a little bit closer to downtown, since commuting is a bit of a drag, however, the 1 train is extremely reliable, so that's a plus!

I also adore that we are steps away from the park alongside the Hudson!!

Sounds like my Mitchell Lama! I was born and raised in one in Queens with a ton of original residents.

I really get such a good feeling about River Terrace. They even have an instagram account. Thanks for replying--I'm also 5'2" lol. So safety is important! But my boyfriend is 6'7"

What about the apartments themselves? Are they nice? Do you know if the complex allows pressurized walls to carve out, say, a home office?

They apartments are great - no frills, per se, but, of course you can update as you see fit since it's a coop!

You can see a layout of the different apartments here: https://www.yelp.com/biz/river-terrace-new-york

I honestly don't know about pressurized wall usage - haven't seen anyone use it in the apartments I've visited, however I have seen people remove walls (with approval, of course). I will say most of the layouts are pretty open floorplans, so, may be tricky to find a reasonable space to do so, but, possible, I'm sure!

I actually live at RT and love the building and the neighborhood. We're situated in the Audubon Historic District and have so much history around our little block, including Riverside Park which is so beautiful and nice to have for running or walking. RT is about a 5-6 minute walk from the train (especially faster if you enter through the back, albeit not as beautiful)! The neighborhood is always changing and new restaurants are always popping up. We've lived here for almost 6 years and have loved every minute. It's has a great board of directors and management who are keeping the cooperative going strong and really working hard to make updates for the community and changes to set the building up for the future. Replacing terraces and installing solar panels and a co-gen system to keep costs in check. The community is friendly and many people have lived here since the building opened in 1964.

I follow River Terrace on Instagram and I swear, out of all the Mitchell Lamas whose waiting lists I am on, River Terrace gives me the best vibes. The building seems to be impeccably kept and super nice people live there. Every single thing I have heard about it is positive.

If I weren't waiting for Penn South which I *still* can't believe I got picked for, I would be VERY happy to move to River Terrace. Who knows, maybe I'd even give up Penn South for River Terrace?

It's so funny that you mention Penn South. A family friend of ours lives there and she adores it. It really is in the heart of the city and the location is wonderful. However, that same family friend was driving up to our place via Riverside Drive and did say that the beauty of our area doesn't compete! The Hudson view, greenways, and all the incredible buildings on Riverside Drive are just so wondrous.

I don't think you could go wrong with either decision!
