Hi everyone can a 7 year old charge off on my credit report cause me to not get approved for the apartment. I have an interview coming soon and I’m afraid this might hurt me. My credit report is in great shape now. Upper 600 almost 700 but this charge off is from a joint account it’s a large amount. I was secondary loan holder.

It is possible for a marketing agent to reject an applicant if there is an open or unsatisfied money judgement over $5,000. It’s not an automatic decision, it’s just a possibility. They now do secondary checks which allow applicants to submit proof of positive rental history for the last 12 months showing on-time rent payments. So if you can take that proof to the interview then you won’t have to worry about allowing them to check your credit. If you’re not able to submit that then allow them to check your credit. If you are rejected dues to that judgement on your credit (which should be off after 7 years), then appeal it and show proof that it wasn’t yours. Either way you should be fine. Good luck to you.

Hey looking to see how many people got called for 420 kent can’t seem to find anything just about that building read they were all combined. I just went on an interview on December 10th list # 5xxx with ME preference. Wondering how many others were called and what’s the variety of list #’s that were called

Does anyone know the process from leasing agent to compliance? I know you can be rejected at anytime but generally does the leasing agent go through your documents to make sure you qualify before passing them to compliance?


From what I understood there is the intake specialist, the first person you see and they can reject you right away. Then the leasing agent then compliance then HPD. If there are no surprises is it generally smooth sailing with compliance and HPD? I'm just worried because I told my intake specialist my 2018 taxes were over the limit but my employer reduced my hours 2019 and 2020 year. He passed my paperwork to the leasing specialist and I told her my employer wrote a letter explaining my change in income and to please give it to compliance. (I didn't right out tell her my taxes are higher.) Now compliance has my paperwork and I don't know if I should be worried or not.

If I was going to be rejected because of my tax returns wouldn't that already have happened?

My paperwork is still with compliance. My leasing agent said she just collects paperwork she doesn’t review it. I am kind of scared cause my 2018 taxes are over the limit but they knew that at the first interview. My employer wrote a letter about why he had to reduce my hours but I’m not sure they even will look at that. I’m just a little scared. I get my 2019 w2 next week and will show I am in the limit so I guess worse case scenario I do my 2019 taxes.

Yes I do have preference, I lived in the neighborhood for 4 years now in an SRO, they emailed me a few weeks ago and stated that my paper work was submitted to HDC. But I haven't heard anything yet from them. Wish me luck. Thx

Hello everyone! So my file was sent to HPD on 01/02/2020 and I’m still waiting. I was wondering if anyone has recently had a file sent (like the ending of 2019 or this year) and what was their experience like. I’ve seen threads from a few years back, and I actually went through this in 2017 and was waitlisted, but here we are again. The waiting is eating me alive
