Anything below 70AMI in my opinion is competitive. For example the new 60AMI income cap is 56k annually for 1 person. This article (based on data from 2014 to 2019) shows that someone making 56k looking for a 1 bedroom is up against 426 other applicants applying for the same 1 unit.

Someone in the 90AMI making 84k is only up against 178 other applicants applying for the same unit. Making the chances of them getting a unit higher.

I suspect the numbers are slightly higher now with more ppl applying to housing connect units over the years.
