Sometimes I feel kind of guilty browsing this forum. I’ve been seriously applying for only about 3 months and have been contacted for 6 different lotteries. I always get a low log number (the majority of them are under 2,000). I’ve even taken a step back and thought maybe it’s rigged, although maybe I’m just lucky.
I’m in the final stages of my dream apartment (just waiting on HPD approval) and I keep refreshing the website hoping something will change. There’s always this dread and fear that I won’t be accepted.
Wow, congrats! Sounds like you are just lucky, but also, going from your post history you are a high AMI and looking for a building in the Bronx - I think this combination might be helping you somewhat.
My husband has been quite adamant that the Bronx is not for us as I know there are some less than safe areas. I imagine there must be some nice, safe areas as well (he's worried about me mainly, being small, female and a clueless foreigner - he is from NY so knows better than I do), but the historic reputation has put us off a bit, and it seems lots of 130% AMIs are hoping for buildings in Brooklyn / Manhattan / Queens.
Anyway, I am crossing all my fingers and toes for you that everything works out for the place you are hoping! Good luck!

It just doesn't seem affordable to me. If you make 78k which is where the income starts for 130% for a 1 bedroom. You're spending a full paycheck on rent. Not including utilities, food etc.
Im having anxiety and paranoia about whether i'll be accepted into any of the lotterries i have been applying for. I have had documents requesting for a couple buildings i am not a HUGE fan of, but its all pending .. the kicker is that my lease is up in a month for my current apartment, and i dont know what the next step should be as far as renting another apartment...
I dont know if i should start another lease with this stupidly inflated market we have right now, or wait for a lottery apartment.. and then if i do start another lease, and a lottery apartment moves forward with me, breaking my lease would be a pain in the ass..
Anyones advise is welcome XOXO
I can't tell you which way to go, nor should you look for anyone to give you the right answer. This is something that you would need to think long and hard about, do research and then pick the best options for you. When I'm in a dilemma, I write two lists out. On each list I put pros and cons. So for example write a list titled renewing lease and another titled lottery apartment (or however you want to do it

Thank you so much, so sweet of you! I always get a little sad when people think of the Bronx that way. (Don’t get me wrong, there are areas that I would never step foot in!) But if you know your way around you can end up in a really nice area that’s next to a subway line 25 mins away from the heart of the city.
Funnily enough, of the 6 lotteries I’ve been contacted for, only 1 is in the Bronx. And I just got HPD approval today for my first choice in Harlem - so I think your well wishes worked!
Good luck, I hope you and your husband find a place you both enjoy and feel safe in. I know that’s really hard to find nowadays!
