People are desperate to find housing they can afford.

You also have to consider anything in Manhattan, especially below 96th street, is going to receive lots of applicants.

Like those NYS lottery adverts say; you've got to be in it, to win it.

It's probably because all the 130%AMI is still expensive and on the higher end so that those are harder to fill.

Yep this. I’m in that bracket and the apartments are expensive compared to almost every other lottery. I’m also not convinced by the floorplans- these are small.

Agreed but at the same time, market rates are increasing even at a faster rate in NY and I am noticing that the 130 ami units are being taken at a faster rate compared to few months back.

Because of rent inflation, 2600-2700 for one bed is becoming more of a bargain esp in manhattan and brooklyn.
