Sweet spot. I would find it a weird place to live on a 60% budget (even on a 130%, tbh)--everything around there is new and so damn expensive! But for such amenities in a rent-stabilized apartment I guess I'd make do. Probably more normal services will fill in over time.
Yes, the rents are always set too high relative to income, esp. for 130% and 165%, but in these crazy days, you should take into account the value of rent stabilization. At that level it's more of a sanity check than a great savings (e.g., even a 2% increase on $2800 is still $56/mo.), but it's better than being subject to the whims of the landlords, who are collectively losing their damn minds.
