I’d hardly call receiving millions of dollars in tax breaks doing “charity”. Nobody is forcing them into those agreements. If they want to build all market rate apartments then they should go for it!

Was referring to RS units overall, not lottery apartments exclusively. Latter make up a small percentage of entire supply of rent regulated units in city.

The RGB does a study every year on landlord expenses, and every year it shows, within modest fluctuations, that RS landlords are doing okay.
OTOH, if they find they're not getting the ROI they want, they can always sell their buildings and invest in something else. That you don't see this happening very much says something.
Well, it's def not as crazy as how much the MR prices in my building now, the cheapest for a studio now is $4975 & the alcove studio (the unit where I live now) is between $5900 & $6100, insane!!!

So in other words government can come in and eff with your compensation and if you don't like it go work somewhere else.

Yikes! Your building is definitely another level up. Studios in my building are going for mid $3000's and one bedroom is $5000s.
MR people are mostly in finance, tech, or the medical industry.
The MR tenants in my building are mostly expatriates, diplomats, foreign students whose conglomerate parents in their countries, NBA coaches/athletes, & celebrities.
