I am planning on buying a house in queens.
Its an old Ranch house and I would like to make a couple of rooms on top.
The structure is good to hold a second house on top.
I have few Questions:
1) How much would it cost me per Sq ft basis to put a new house on top along with the roof.
2) Is it possible to use the existing roof for the second story?
3)I have heard of pre-fabricated houses, which they would fabricate and then would place it on top. Are they reliable?

first step is to consult with an architect.

If what you mean by prefab. something cheap, yes they are reliable but likely do not meet NYC DOB code. However there are small prefab companies that specialize in building in NYC but they are high end and cheap not so much. The roof goes in the dumpster.
