Is there one specific site where you can find out about the NYC housing lotteries? I know they print them in the newspapers but I'm looking more for a site where I can view all of them and request applications for the ones I'm interested in.

Also, do you have to live in the 5 boroughs to apply for this housing? I'm currently on LI and if I don't get out of here soon, I'll go crazy! I'm a NYC person, moved out here years ago, have hated it since day one, and have to get back to NYC!

Wait.... I just looked at the NYC website where they have some lotteries listed (HPD) and all the ones they have listed seem to be in not-so-good areas..... I know there are affordable units in various areas that are decent. Where would I find those listings?

You have to be vigilant and always check the HPD website for new lotteries.Most( but not all) of the new construction lotteries are in lower income areas but they do pop up in better neighborhoods.

I happen to know of a couple that will be coming up in my neighborhood in the next year or so because I go to Community Board meetings to keep on top of things.One will be called Pelham Parkway Towers and is going up in a really nice neighborhood that is mostly $700,000 to $800,000 houses.Needless to say,many of the neighboors are not happy that an "affordable" complex is going up in their neighborhood.Read the viewer comments at the bottom of this story.YourNabe.com > Archives > Bronx > Residents concerned about Pelham Parkway Towers

Affordable housing in more expensive neighborhoods is obviously far less common because of the cost of land.It has to be a situation like this where the city has acquired the land for another reason.And there tends to be a lot of neighborhood opposition, as in this case.

There is another one going up in Pelham Parkway on Bronx Park East facing the Botanical Garden in a few years but I'm not sure it has a name yet.

There are also occasionally lottery opportunities in "better" neighborhoods in other boroughs but you have to keep on top of it yourself.You have a much better chance in a lottery if you already reside in the Community District where the complex is and/or if you are a NYC municipal employee....fireman,cop,teacher,etc.......and a doubly good chance if you
are a city employee and live in the district.Typically,50% of the units are reserved for people in these categories.

You can also put your name on a waiting list(or on multiple waiting lists) for apartments in Mitchell Lama rental developments.Some of the waits are 3 to 5 years but some of the buildings are in really great neighborhoods.Obviously the wait time for a really nice building in Manhattan is pretty long.

All of the lotteries and all of the Mitchell Lama rental and Co Op complexes have varying minimum AND maximum income restrictions.With every single one that I was ever interested in, I either made too much or too little.
