Hello again, I'm still looking for a place and I was wondering about the Bronx.

My husband and I are looking for a co-op that is near the train because we both don't drive, and has a "neighborhood feel" if that makes sense. we both like to walk, and have a little one, so outdoor family walks are something we'd like to be able to continue to do. (currently we are in Queens)

If anyone can suggest nabes/co-op complexes, or just have any insight or advice they'd like to share that would be great. The borough is so big, and my friends have have some very mixed opinions - im just looking for some real life info - not 80's Bronx hysteria, or hyperbolic fantasy.

Ideally we are looking to buy a co-op - 2 bdrm, don't need a garage, quick walk to the train & quiet/family friendly are the most important issues for us - for about 130K (max 150K) is that even possible in this day and age?

I'd look around Mosholu Parkway & Pelham Parkway - I also like Woodlawn, but I think it would be difficult without a car there. Riverdale is probably above your price range. I live in Bedford Park close to Mosholu & like it very much. There's good transportation & open space & a good amount to do with kids. I'm not familiar with co-op prices, although I think these neighborhoods are some of the least expensive for the amenities in the borough. Good luck.

Pelham Bay, Parkchester, Bedford Park, Pelham Parkway, Morris Park, and Arthur Ave all are serviced by trains and are walkable, neighborhood feel communities..although they all feel very very different.

Probably yes, you'd have to search though. I know 2bdrm coops in midwood, brooklyn (in a good section of midwood) are going for around $190k right now. I wouldn't be surprised if you can find 2bdrm coop for ~150k in a working class nabe.

I think you are going to have a very difficult time finding a 2 br( even with 1 bath) apartment in the better areas of The Bronx.A 2 br,2 bath in that range is impossible. A 1 br is quite possible at around $150,000 in many decent neighborhoods but a 2 br for 150 is really pushing it.

There are a lot of large JR 4 1 br apartments in the Bronx in the 150 to 175 range.A JR 4 has an extra separate small room that was originally designed as a dining room but is usually used a 2nd (kids) br or home office.You might want to consider one of these types of apartments. I live in a Jr 4 1 br in Pelham Parkway that is quite large...almost 1,000 sq ft... so although it is really a 1 br it is bigger than many 2br 2 ba apartments that I have seen and it would function easily as a 2 br.In addition to the extra room it has a foyer that is bigger than most living rooms , all the rooms are large and the kitchen is eat in anyway.The extra room is 10 x 14 and has windows but no closet.

I like my neighborhood ( Pelham Parkway)a lot. I am across the street from Bronx Park(Botanical Garden and Zoo),2 blocks from the 2 and 5,express bus and a major shopping area,a 15 min walk to the Botanical Garden metro north stop,a 15 min walk to Little Italy and a 15 minute bus ride to City Island.Everything is very convenient and it is a very low crime area.

The cheapest apartments in my neighborhood are in a complex called Brady Court. It is a nice tudor style prewar complex with a really beautiful courtyard and it is convenient to everything.You could probably find a largish(800 or so sq ft) jr 4 completely renovated for around 150,000 but I think a real 2 br ,1 bath would be more like 165,000 or 175,000.

Bedford Park just South of Mosholu Parkway,Van Cortlandt Village,Woodlawn,Morris Park and Pelham Bay and Parkchester might be some other areas to took in.

I'm not sure 800 sq ft is a reasonable size for a 2 br apartment. It's more like a decent sized 1 br. In my building the studios are 600 sq ft,the 1 br's are 700 to 800,the jr 4's are 950 or so,the 2 brs are 1,100 or 1,200 sq ft.The 2 br,2 bath with dining room are 1,500 sq ft.

Your building probably has old planning with large rooms.

1500 sq ft is consistent with 3bd 2bath. I know some 4bd 2bath that are around 1600 sq ft.

P.S. 2 bedroom at 1500 sq ft.. damn I wanna see that. The living room is the size of a basketball court or something?

800 sqft may not be acceptable by bluedog standard, but it is HUGE for Tokyo or Hong Kong. That is the typical size for affordable or even middle income housing in NYC. Those classic-6 apartments are from the pass. Are there any post war classic-6s, 7s in New York?

Here a a link to a 2 br,1 bath that is in the complex( Brady Court) that I mentioned in an earlier post, for 149,000.Not sure if it's a "real" 2 br or a jr 4 converted to a 2 br.It says 900 sq ft, which is more the size of a jr 4 in a prewar bldg.

The only real 2 br 2ba I saw that is in Pelham Parkway is listed at 189,900 but it looks across at the botanical garden

This is in a post war building that has a garage underneath.

I also saw some 2 br's in your price range(150)in Parkchester when I did a search on Trulia .
