And Landlords like this wonder why tenants win in court? And they wonder why legislative bodies mandate strict tenant protection against predacious landlords. And they wonder why rent-control and rent-stabilization still exist in NYC. And they wonder why TENANTS are given the presumption of "innocence" in court?
Not rocket science!
How many landlords are keen to toss potential profit into the hands of a law firm over trivail matters. It's just not good business.
Practically speaking I'd LOVE to be an courtroom watching some landlord trying to evict a tenant because the tenant properly and safely installed his own air conditioner. Dismissed! (Legal fee $1000)
Landlords here complain often and loudly how difficult it is to get rid of a tenant who is a true MENACE. How then does it become easier to remove a tenant because of a trivial matter?
And lastly, a landlord trying to instill FEAR and OBEDIENCE into his tenants should not be surprised when the tables turn and it is Landlord who is made to quake in Fear, when Housing is called every time the hot water is luke, when the front door is unlocked, when the boiler has a bad day, when the garbage isn't taken out for a day, or a recycle bin has paper mixed with the cans or the elevator ispection sticker is missing, or when a rent strike is called becasue someone saw a roach.
Point of fact: Does anyone have any guesses how many tenants have lost their apartments becasue of self-installation of air conditioning?
The best a landlord could hope for is: "Mr. Smith, please remove that air conditioner." And even that would be rare.

Well Pilgrim, Eff'n thar is alleys in NYC then varmints who frequent them, th' likes of which are sailors, prosteetootes an' skells desarve t'have a porely mounted AC fall on them, dawgone it.
Thank you, I have always called them alleys also, we have a lot of them here in Brooklyn behind the houses and apartment buildings, that is where we all hang our clothes to dry, in the alley....on the clothesline....
My friend in NY on 8th Ave and 16th, he has alleys also.
I have been reading Forgotten NY for ever, it is the best site ever for NY
