Scatch 9), but property with most of those characteristics can be found along the Long Island Sound, the north shore of LI and off Highway 1 in CT. Properties along the Sound generally suffer little damage. Most storms travel West to East in this area. We do have a a short period of Nor'easters, but they usually hit the eastern most parts of LI. "Sandy" was a nor'easter which combined with a large West to East storm, like has been said, one in a thousand!

As long as you can afford the insurance, and if you can afford such a property, that shouldn't be an issue, then Sandy shouldn't be much of an issue. Particularly, when one has such means, one w/h more than one home, and very likely, also, has an apartment in the city too!

Just this weekend I saw a property shown on TV in CT for $160M; which comes to the point, that if you are serious $5M would be the very, very, bottom starting point. Such properties are for NYC's Upper and (top) Upper middle class!

The LI and/or CT forum w/b a better starting point, but realistically you should find a good broker! Check Sothebys or Christies, and possibly Corcorans for brokers.

There are many towns, most of which the folk in this forum are largely unfamiliar; and, as you can tell from the responses, there is a definiite strain of envy and resentment toward anyone of financial means, desiring anything moree than middle class wants.

Luck, presuming you are realistic re the cost.

The only neighborhood that I can think of where you can have a city view and a waterfront single family property with a dock is Malba, Queens. Maybe Kings Point or Sands Point, but the city view would be from a far compared to that of Malba.

Your "dock" will be an onsite marina.
Onsite PATH train will take you into Manhattan in 10 minutes
Best NYC views in the United States, breathtaking walkway.

Safe, green, but unless your child is a genius a good school would have to be private and pricey.

It won't meet all of your requirements, but I'd suggest Columbia Waterfront. It has great views of lower Manhattan and was for the most part not affected by Hurricane Sandy. The area is zoned for either PS 29 or PS 58 which are both excellent public schools. It is a very safe area with many families. There is easy access to the BQE for commuting to JFK. The area is serviced by the B61 bus which connects to many different trains and is also a short walk to the F/G. As for a large amount of land/private dock, that's just not gonna happen in NYC.

I think your best options would be in the suburbs along the Hudson River. Specifically look into Westchester County (NY), Bergen County (NJ) & Rockland County (NY).
