What is the best city/town to live in NY, NJ, CT that will provide the following:
1. Large expanse of land for the house; would love a house with lots of gardens, greenery, etc.
2. Homes on Waterfront;
3. Private dock possibility would be a plus
4. Safe
5. Good school district
6. Reasonable commute to midtown NY
7. Reasonable commute to JFK or EWR
8. Lots of greenery
9. Safe from potential hurricanes, superstorms, etc.
10. Views of NY would also be a major plus.
Comments, suggestions, information and education would be greatly appreciated.
Your combination of things seems pretty impossible.
If you're on the water, you WILL be suceptible to storm damage. That was true even before Sandy.
Then throw in the need for both a "good" school district AND lots of land AND a boat slip, and you've basically elminated any beachfront property in NYC proper.
And a "reasonable commute" to both Midtown and one of the international airports is pretty hard to do from a waterfront property, just geographically. (I'm considering an hour to 90 minutes as reasonable, and that might be streching it.)
On the other hand, if you'll settle for a bigbeach house not more than two hours from Midtown, there are lots of them. But they do come at a price often starting in the seven figures.
Nothing waterfront is immune from hurricanes/flood.
However, the North Shore of Long Island tends to get less damage compared the south shore. There are some nice towns in North Shore that may fit your criteria.

What about on the Peconic Bay? Any Sandy damage. The OP can then take a helicopter from his estate (nice city views) from there into the city, as well as have a yacht.

What cities on the North Shore would you recommend?
Sands Point, NY - a city I confess I was not even familair with until recently - appears to have waterfront properties with city views. It is about an hour from JFK even during rush hour from what my research shows.
I had previously not known there were areas in NY that had city views and were on the waterfront.
So I am keen on hearing about people's views about Sands Point vis-avis the factors I listed as I am admittedly not familiar with Sands Point. I am also interested in learning of other alternate cities.
