Crime rate has been decreasing, we've already covered this ad nauseam. But we know comparative to say, Park Slope, the crime is higher, yet despite that you have families moving in. Families, not just transient hipsters. Gentrification isn't a bubble. It's a demographic shift. That is the point and the formula that seems to escape your comprehension.

I just hope the crime rate goes down so that it is no longer one of the most dangerous neighborhoods in the city.

Compare bed-stuy to just about any place and the crime is higher. It's more dangerous than most of the Bronx.
