Is anyone currently living in this building yet? if so, how is it? I am in the early process still.

Default inspection

I think I did the first inspection in March. I didn't have a lot of items on the punch list (cosmetic things like asking them to remove a paint dripping from a closet door, etc). They fixed 1 of 3 issues I asked about. I think they just forgot about the other two things. I did my final inspection the week before before closing, so they had about 3 months to do everything.

At your inspection, be sure to check the electrical outlets (all of them). I just assumed they worked so I signed off at the reinspection. Later I found out that about 10 of them in the living room and hallway didn't work. Ned Eiseman gave me an attitude and said I signed off on the punchlist so the outlets must have been working and it was my fault (because I removed the outlet covers to paint the walls. If you ever painted a wall, you know that taking off the outlet cover does not damage the electrical unless you decide to pour paint into the outlet). Turned out to be a bunch of BS because unless you have x-ray vision, you will not be able to tell if they work and he does NOT test them to show you that it works either.

So be warned and don't be surprised if you find new dents and scratches in your apartment that you didn't notice during the first inspection at your reinspection. The "cleaning crew" does create problems while fixing up the items on the punchlist.

Navy Green'ers,

Happy Holidays from the Sales Team.

Eileen Vega and I would like to thank the lottery applicants and buyers for your patience throughout the sales process.

The final closings are scheduled for the second week of January. We have sold 100% of the units and have reached all of the preferences (Community Board #2, Mobility-Impaired, Visual/Hearing Impaired, and Municipal Employees).

If you were interviewed and not offered an opportunity to move through the process, please know that we will be returning the credit/criminal check fee before year end.

If/When the time comes for resale of your apartment to an income eligible purchaser, please know that I'm available to assist you as a Real Estate Broker.

In addition, as you begin to manage your Board affairs, there may be a time for private consultancy. I've been working with Condo/Coop Boards of HPD/HDC subsidized units since 1986 and will be available to share my objective opinion.

Thanks again for allowing Eileen and I to serve you in our role as Sponsors Selling Agent.
