I was called-in to setup an interview for a middle income apartment(120% AMI for Community Board 4 for phase 2) on January 26th.
I was within bracket when I applied last year, but got a bonus at the end of the year that take me out of the bracket by about $4000, however, my base salary is still within bracket and the bonus is not predetermined nor guaranteed yearly.
If looking at my regular paychecks, even considering my new salary after an end of the year increase that just reflected on my last paycheck yesterday, I would still be below the maximum bracket income by about $500. Will the bonus be considered in the income calculation, knowing this is not a regular income?
My log is 1248 and I have community preference, and believe the competition might be lesser on the 120% AMI given the 1 Bedroom rent would still be around 2100, although this is for one of those brand new luxury building. Does the community preference means that they prioritize contacting people in the neighborhood, and would being called for an interview mean there should be a unit available if I qualify, or are they calling more potential tenants than units available? The building only opened a few months ago and is still not full, so I would assume those would only be new units and still not occupied.
more likely potential tenants than units available... All income is being counted including bonuses. All income you report on 1040 form of your tax return. hope this helps.
So my income on the 1040 for 2016, the one I have right now, puts me in the bracket. My situation will however change if looking at year 2017. The other consideration is that my income is supposed to be within bracket again for 2018.
I guess it's worth going to the interview and see, that will be a first for me so always a good experience for future reference if it doesn't work out this time.
Please read your interview notice to see what documents you need to bring to verify your income. I assume 2017 is required - like W2s, paystubs, 1099 if any and bonuses if any, gifts if any. If you received bonus payment in 2018 January, then it might be a different story. I'm not an expert how everything works in this income verification process. Good luck, anyway. You have a very good log number.
the marketing agency told me to bring 2016 w2. I still don't have 2017 and same goes for the 1040.
My guess is that my company would confirm as far as income my base salary only.
I'll see if they want to consider things differently, knowing this bonus is not part of a "regular" income. Also hoping somehow on the AMI going up and being revised but I don't think that would change enough to make a difference. I am in the phase of gathering all requested documents and though it's an extensive list, there is nothing out of line really.
