The backyard has a dock to the lake....that is hot....
That's when you know you making bread in NYC, if you own a boat....
Imagine taking your little paddleboat on the lake on a Saturday, that's tough
I would move to Staten for that!
Do yourself a favor and Google "9 Hillcrest Court" on SI, then look at street views. You'll then see what one means about properties on SI.
The area is nice enough, and so is the block; but paying almost one million and still living on not so large of lot where your neighbors are literally right next door gets me. For same money (or less) you can get a house in parts of NJ with some property attached so your kids will have a place to play, and you can have people over for BBQ's and such.
It is interesting that this house was just purchased back in 2013 IIRC. So new owners aren't remaining around long.
Being as all this may beside the lake there are some other nice things about the area. Grasmere is right off the SIE (which can be a good thing or bad depending upon how you look at things), and Hylan Blvd is right there as well (ditto).
This is one of the "old" neighborhoods of SI so while lots are often smaller, you also don't have tons of teardowns with new "McMansions" or townhouses cluttering things up.

As you've seen me state many times, this is why I've chosen not to "upgrade". I don't see the wisdom is spending $600+ to get a "yard" that is pitiful by every measure.
The lot size isn't that important to me, as more property just means more to maintain.
A postage stamp however, is not ideal if you catch my drift.
For that area my main requirement for a property would be a driveway. Hillcrest, Lakeview and other streets down that way are usually narrow, twisting, one way, dead ends, and or come complete with many "No Parking" signs that cover large parts of streets. The latter is because of first four; space is needed for emergency vehicle access.
This is all very well but in an era where households out on SI routinely have two or more vehicles street parking is in short supply for these areas. Especially if you want to park in front of your own house.
On the holidays or whatever things become even more fun. Just one or two homes on a block having people over means what little parking there is becomes more scarce.
You now understand all those jokes on SI about people placing trash cans or whatever in front of their homes to reserve "their" spot.
Another positive note for Grasmere is that the SIRT stop is right down on Clove Rd. So commuting to the ferry or anywhere along that line is easy.

I dig it.

Better off moving to Jersey. Closer and easier to get into the city, and could be cheaper dependant on property taxes.
People praise SI , but not the daily ferry ride. Train to the ferry for a taxi or a bus, 3 fare zone? Gtfoh. Some people take 90 minutes to get home, depending on public transit.
