Looking for some insight to what it would generally cost to demolish a small, single-family frame house in Queens and build a larger, three-family brick home in its place. Ballpark.
I was told it's somewhere around $50K for demo and then $150K per floor, but I was recently told it's closer to $350K per floor.

Any insight is appreciated. Thanks in advance.
Look at your home value and then your home insurance rebuild in case of catastrophe.
Example: If your home is worth $800,000 and your insurance would do a total rebuild for $500,000
in case of a catastrophic event then that would give you ballpark for the one family home.
Did you ever consider adding floors and converting from one family to a two or more ?
Check your deed... Cheaper...
I saw a one family cape cod home sell for $400,000.
Contractor came in and total tear down.
A one family McMansion went up and sold for 1,100,000.
Taxes tripled from $4,000 to almost $12,000.
This does not even take into consideration zoning laws applicability for changing from one family to multifamily..
I'm just looking for general information as to what something would cost. I am not necessarily interested in doing it.
And yes, in a perfect world I completely agree such things should never happen to the extent and at the rate they do. I would love to preserve the charm and originality of my borough and city. New homes, especially these gaudy McMansions, are eyesores.
But preservation in pursuit of idealism is a condition only found in the most privileged. The world will keep turning no matter what you think of it.

It's his property. He should, and to some extent can, do whatever he wants to it. The local NIMBYs/BANANA/busybodies should mind their own business.
To the original question. I don't know about Queens. I was looking at a house to tear down in a good nearby suburb in NJ. The thumbnail number that was thrown out was $200/sqft.

For what you'd spend, just buy a nicer, newer house somewhere else and leave our neighborhoods alone.
why is there such a bias against asians? What is wrong with McMansions? those ugly capes, tudor, ranches, Colonials should all be demolished
