Longtime lurker, first-time poster. I've lived in Queens my whole life and while I know of Jackson Heights, I haven't spent much time there.
Today, I saw a top floor condo with a huge outdoor space.
I was in love with the view but a friend pointed out that the terrace was connected with the rooftop of the building over and it'd be easy to scale it from the building next door to break in.
Is this a viable concern? Or just overreacting? For reference, this is right nearby the 90th st-Elmhurst subway stop.

I have a friend who lives near that subway station but in a private home. He feels safe enough in the area. But I am sure he wouldn't be able to advise about your particular concern.
Yes the cartel is quite active in Jackson Heights. And it's actually spilling over to NJ as well.
If you notice the murders in Jackson Heights and Corona are mostly Assassination style hits with high accuracy, 1-2 bullets to the dome. That being said there has been collateral damage, in Central America they don't care sometimes if Women and children get caught in the cross fire.
Things get better ,as the street numbers get lower. In that area, 82 street is the border of comfort.
If your terrace has secure doors, I would not worry too much about it. Fire escapes can cause the same situation you speak of.
The difference is physical fitness in jumping up the bottom part of a fire escape or simply taking an elevator to a rooftop of the adjacent building. The latter is orders of magnitude easier than the former.
Criminals are human and thus will typically take the path of lowest risk and least resistance.

The terrace really blew me away, but I think the paranoia would be too great on my end. Aside from that, the news stories in and around that subway station, including the one linked in this thread, which was just 5 blocks away that same day we went to see the apartment, has definitely made me reconsider.
Appreciate all the help—it all confirms what I've learned about NYC real estate all my life, if it looks too good to be true, it probably is!
