My husband and I are considering including Beacon in our housing search area because of its comparatively low cost, cultural offerings, and its Metro North station (as I would commute to NYC daily). We understand, though, that parts of Beacon are not completely safe. Can anyone recommend - or warn against - particular sections or streets?

We are considering both single family homes and condos/townhouses. Information about the safety and desirability of condo complexes would therefore be helpful as well.

I would argue that Beacon is quite safe and you really don't have to worry about any bad neighborhoods, unlike its sister city across the river, Newburgh. If there was one spot I would recommend that you avoid, it would be Colonial Springs and the surrounding streets (Tompkins Ave., Bank St.). This area is not well lit and sometimes doesn't feel quite right.

You really want to commute from Beacon to NYC? Jesus, get a smaller place or apt and live in Westchester. Or just stay in NYC! This is crazy talk.

Have you taken a look at the parking lot during the rush hour? Enough said. Beacon is the 3rd busiest station on the Hudson Line after Croton-Harmon & Tarrytown.

If the person works around Grand Central the commute is VERY durable. It's a whole different story going to Lower Manhattan & Wall Street...it can be easily an extra 20-40 minutes on the subway then I will say forget about living in Beacon.

Door to door can easily be less than 1.5 hours if the person works close to GCT and gets on the 72 minute express train.

Commute shouldn't be a problem; we are more concerned about quality of life in Beacon. Any additional input would be greatly appreciated!

Where are you moving from?

Not sure how familiar you are with the area, but all of your shopping can be done on 9 from Fishkill up to Poughkeepsie or across the bridge in Newburgh on 300. Lots to do and see in the Hudson Valley, especially if you like doing things outside (Mount Beacon will be in your backyard). Waterfront dining in Newburgh...don't think you will regret moving to Beacon, above average quality of life by all standards.

We are originally from Central New Jersey (husband) and Long Island (me). Right now, I'm on LI with family, and husband is in Los Angeles. We'd love to settle permanently in an area with community theater, art, and music offerings; walkability would be great, as well. We are priced out of acceptable Nyc areas and most of Westchester. Beacon may be the perfect combination of affordability, NYC access (commutability), and cultural vibrancy for us - but of course safety and relative property value stability are considerations.

Your help and reassurance are appreciated - but of course we'd like to know of any negatives as well!

So you both will be entirely new to the Hudson Valley - welcome!.

I agree with you 100%, Beacon and Wappingers (Beacon and New Hamburg MNRR), probably offer the optimal combination of affordability, NYC access, and cultural vibrancy. Safety should really be a non-issue on this side of the Hudson - if we were talking about Newburgh (mainly the City of) - then it would be a different story.

Southern Dutchess offers property value that will only increase as the county continues to grow. Significant growth was seen between 2000 and 2010 census (6.2% population increase) and this should continue to rise.
