Ferndale, NY - is it good place to buy land? (New York: houses, buying)

I am considering buying land in Ferndale, NY to build a small weekend cabin on. I know that Monticello and Liberty are not a great places to live. Ferndale is pretty close by which worries me a bit. Anybody has any insight on that town?
The proximity of a "not so great town" doesn't necessarily means I should cross Ferndale off my list. Here in NJ we have lots of wealthy and nice areas that border some shady ones. I am asking here in case somebody actually lives, lived or knows about Ferndale town and can provide some insight.
North Carolina or Florida is a good place to buy land and build a cabin. Or a permanent house.
Just make sure it isn't an area of those states that is too popular. I dare say that finding a similar type of place may even cost more in those states than what's in Ferndale.
Tons of Hassidic Jewish camps if that's your thing, that's pretty much Ferndale. If you're opening a Hassidic Jewish camp you can't go wrong
I did drive thru the area and noticed those camps. Fortunately, the land I am looking at is nowhere near any of those and surrounded pretty much by farm lands and few houses. I am looking at 4+ acres so neighbors won't be as close as here in NJ.
You answered your question, but Upstate New York land is one of the smartest investments you can make in today's economy.
