We have to relocate for work asap. We have 2 homes (both south west Raleigh/Garner area) , one is our investment property that is rented through april 2016 to an awsome family. Starter home but in perfect shape. Listing 5000 lower than similar (but not rented) neighborhood listing that's in poorer condition.
The other is our primary. AMAZING neighborhood but we're doing some minor fixes (paint, landscape touch ups) before it can list, likely list in JAN...ps, I start new job in Jan.
I'm trying to get a feel for how long the average market time might be these days.
Are pricing competitively but still need enough cash to move to much more expensive part of the country.
If rental sells we'll have down payment but if the larger house sits for we'll have 2 mortgages, need to guestimate our cushion needs.

According to this site, the recent average is about 4 months. But this of course varies widely, depending on so many factors.
