Nice article and details the projects 10+ storys either under or starting contruction in downtown Raleigh and Durham throughout 2018. Good to see we're just getting back to pre recession levels of development with more to come. Interesting to see what the next peak will be.

See this post. 3 major projects currently under construction towards the bottom. Two major projects at the top right corner. The projects in red are breaking ground within the next year. The 10th St connector is to the right of the pic as is ECU's Millennial campus, which will bring in Corporations. An 8 story complex is announced to break ground this summer to the upper right of the pic. Center of the pic is a complex finished two years ago. Two buildings across the street from that complex were just renovated. The other building is set to start renovation this summer. District just above the Imperial site has had major renovations in the last two years (breweries, restaurants, apartments, businesses, art), and a streetscape project starting up the end of this year. City is working with three potential developers on the Imperial site.

IMO this would be so amazing.

Would be? So its not actually happening? Then why act like it is?

301H in Raleigh is officially dead. The fate was sealed when the CEO of the development group passed away in 2017. Property sold to new Boston developer for $17 million, $7 million profit for Lundy Group at least. Be on the look out for the replacement project details sometime later this year or next.

400H is still scheduled to break ground next year.

That’s ok with me. Wasnt the biggest fan of the project. Hopefully we’ll get new details and renderings soon. That’s a prime spot.

They are still working on this downtown stadium. That’s how major projects like downtown train stations, parks, stadiums, etc go. Negotiations with multiple pastries and stakeholders. Same thing happened with the Charlotte Knights stadium which was a long drawn out process that almost seemed derailed at one point. It was built.

In that case, they already had the team...just worked out the details of the move downtown.

Raleigh has not been awarded an MLS team.

This is how transformative projects typically go. In Charlotte. We’ve been waiting on our downtown train station for 20 years. It just broke dirt. Our light rail was planned in the 90’s. I think the first segment was built in 2007. Those of course are more extreme than stadium deals (which again, all stadium deals take time and negotiations) or big new parks (Romare in uptown faces hurdles. Dorothea Dix has been a long saga). But they eventually happen for the most part.

I’m going to leave it alone now. But as I said. Raleigh is transforming - in my opinion - dramatically and a couple bland apartment buildings (unless it has some good retail or a killer design which it doesn’t seem so) and a few renovations, isn’t on par with the transformation with what’s going on in Raleigh or CLT. Greensboro?perhaps.


There’s more to building a dynamic place than a few new low rise apartment complexes. Greenways can often times be more dramatic than apartment buildings.

But I think we are both entrenched in our beliefs and there’s probably no reason to go on further about it. Other than I look forward to seeing Raleigh grow over the next 15 years with its vibrant downtown, new amenities, movement on mass transit, possible stadiums, eventual convention center expansion, a huge job market that’ll fuel its downtown growth, etc. Maybe Greenville will add something that’ll impress me in the same time more than Raleigh. But I doubt it.

So funny. Discount a $40 million transportation project that has taken 20 plus years to build. Discounting a commercial district rehab area...that is also a Historic District. Discounting a 400% increase in population downtown in a couple of years time span. Discounting ECU's entrance into downtown with its Admin building and Business buildings. Discounting the first hotel downtown. I never even mentioned long term plans for a Performing Arts Center overlooking the Town Common, which is being redeveloped.

To be honest, you have no idea what you are talking about 485 because you have no idea about downtown Greenville NC and what its becoming, virtually overnight.

BTW, Greenville has a Coliseum and 50,000 seat stadium off of 14th St, just a short walk from downtown. But I guess those dont mean anything either...not unless they are in the piedmont, apparently.
