Hi there! We are going to be relocating to the Raleigh area. Since we don't know what part of Raleigh my husband will be working we aren't sure where to look for a home yet. Right now we are just looking at everything. Trying to get general information on several areas. We don't necessarily need a rural setting when we move to NC but we don't want to be in a development where the homes are on small lots right next to eachother. We'd like to be relatively close to shopping but not right in our backyard either. Any areas come to mind? Also - other than golf communities are there any communities that have pools for community members. If not - do most towns have swim clubs?
Can anyone give me an idea of what they pay in RE taxes? I'm trying to see how it compares to what we pay now. We are in a 3,000 sf home on 1.2acres valued at $340,000 in rural PA (1 hour outside of Philadelphia) and pay $5,100 per year. This is 3 taxes combined(school, county and township). Also - what is the state income tax and do most or all areas have a local income tax?
Of the schools in Wake County that are not year round - is the intention to make them year round or will some of them remain on a traditional school year? With the reassigning of schools - is there a limit to how far away they can send a child or how long a child can be on a bus?
We are big beach bums and currently summer at the Jersey Shore. What are the most popular beach destinations from the Raleigh area for families with young children and approx. how long of a drive there from Raleigh?

Lots of variables to answer that question effectively - price range, square footage, age of home, what do you consider to be a "small" lot (Is .25 acres enough, or do you need .5 or more?) Most newer developments have pools, but also have smaller lots and/or fewer mature trees if any. You can find older neighborhoods with pools, although they are more scarce. You may also consider joining the YMCA - great system here, very active with excellent facilities.

Real property tax is divided into County and City tax. There is not a separate line-item tax for schools. If you are within the city limits, you can estimate about 1% of the sale price of the home. Of course, it varies by city, and it is based on the assessed value of the home, not the sale price, but for rough budgeting purposes, use the 1% rule.

The intention has never been to convert all elementary and middle schools to year-round. (Key word: intention) With the recent passage of the 970M bond, and another being considered, the funding has improved to build new schools to accomodate the growth. Keep in mind that as new schools are built, they will be year-round, but existing traditional schools will hopefully remain that way. I think the goal is to give families a choice. My own family had the choice of a traditional base school, or applying to year round, which we did. We are happy with our choice, but some nodes do not have a traditional option. Any of the outer banks, within 2 1/2 to 3 hours. Beautiful beaches!
