I'm actually looking forward to moving up there and paying my amenities fee. At least I will know where my money is going.

Good shot Karen AND very true. Most everyone wants every amenity possible with someone else picking up the tab.

If someone did not take care of the roads - how'd you get in and out of the recreational area?

If someone doesn't pick up the garbage - are you going to want to come back?

If someone lets the swimming pool turn green - are you going to use it?

Slowly (or quickly sometimes) the place gets rundown and your initial investment is worth Squat, Diddily, Nada.

This is all true. But why to charge for the pool or for the garbage owners of undeveloped lots?! They do not (and cannot) use pool or other amenities nor create any garbage.

With this current very questionable system of assessing HOA dues to raw land owners HOA members have a very strong interest and motivation to block new constructions as much as possible - with zillions of rules, restrictions, codes and limitations. Having those people`s money in their free disposal without giving them in return anything at all...

They are above all - law, Constitution, civil and human rights, liberties, ownership rights - above ALL...

Amazing!

Our development has 3 levels of dues, lot with house, buildable lot, un-buildable lot

when you buy a lot you can come up and use the facilities if you wish,. you just have to stay elsewhere.... if you buy and dont build thats your decision but to a development if you choose not to build right now you in effect have taken a spot of a paying customer who might have built.... every lot counts towards the bills .... the biggest cost is usually road maintaince......

since you choose not to build yet your neighbor dosnt want to have to pay anymore on his end because of your decision not to build.......

remember you made the decision to join their club , now you have to kick in your share whether you use it or not

In two Pocono developments I was told - same fee for all members. Regardless.

One cannot come from NY to use facilities without been able to stay on one`s property. In one development I saw about 30% of all lots (including many waterfront first line) undeveloped because of perc test. There are alternative and legal methods of sewage environmental protection that are cheaper and used commonly and successfuly. But HOA allows only one particular septic system and 30% of all land owners are stuck with unbuildable lots, having to pay HOA dues and not able even to sell their lots (without scaming a buyer into belief that the lot is buildable)

Also , 500 sf or 600 sf homes according to American legislation are legal and allowed for full-time family residential occupancy by all the codes.

Proclaiming 500 sf homes illegal and banned HOA segregates and places itself above the American Law and the concept of equal rights and democracy.. 500sf homes are legal in this country, period.

I am not a laywer , but to me the whole human rights issue is at stake big time.

BTW, what are unbuildable lots? Where did them come from originally? How come that anyone in his right mind would buy them from the developer! How come that some people happened to become "unbuildable lot" owners?

Any one knows any real particular story?

Or developer was selling them $1 apiece and people bought in hope of finding uninformed fools and to sel on Ebay for $5 000 as good ones?

Any ideas, companeros?
