Hi All,

We brough a New House Last year with Toll Brothers in Brambleton area and we are approaching 1 year Warranty walk through with the builder. In last one year we had problems with Crack Tiles, Hard Wood Floor cracks and Foundation Wall cracks all these issues were fixed by the builder during four months inspection.
Now with one year Warranty is about to expire in 2 months, Do I need to do Home Inspection done with Professional Home Inspector??

I request for your valuable suggestions, what needs to be done.

The one year inspection is primarily a drywall inspection to have the builder repair all the nail pops that occur due the settling and the weight of your furniture on the upper floors. I don't think a building inspector can help since they will not have access to what is BEHIND your walls.

I hope you got a private inspection when you bought the home - I would not trust the builder.

You can have a Professional Inspector perform a one year warranty inspection prior to your one year end period. It would depend on your comfort level with the home to date and how attune you are to your homes issues. It sounds as if you have been watching the home closely to begin with to catch the issues you have. With the items you have found and had corrected you are most likely familiar now with many aspects of the home. An inspection by a Professional Inspector might find additional items you were not aware of.

If you do have a Professional Inspector perform a one year inspection you might want to find someone with thermal imaging capabilities to add value to the inspection. Thermal imaging can potentially identify issues that are not readily visible such as missing insulation in wall cavities, water penetration issues, hot spots and problems with electrical, among other potential problems.

If you had a very thorough inspection performed by your own independent Professional Inspector before closing then another whole home inspection, without additional services such as thermal imaging, really would not be as beneficial since you are already reporting issues that typically change over time (i.e. tile cracks, foundation cracks, etc.).

Hi:

I was wondering how your warranty work (if any) with Toll Brothers go?

I hope it did well. I am also interested in purchasing a new Toll Brothers homes and we are planning to hire our own independent licensed phase inspectors to inspect the house before they pour the concrete, put up drywall and final walkthrough before closing.

If you can share any experience with your Toll Brothers home, I would greatly appreciate it.
