Regarding remodeling, be very careful if you don't intend to stay long. Anything more than neutral (style, trend, color, brand, etc) might actually hurt your house marketability.

It sounds like you are stuck. You probably didn't need to remodel - only things like new paint, carpet etc. Those houses in Little Rocky Run can be over 19 years old now.
The neighborhood is desirable - good community, good schools, and trees have grown in to make the area look better and more established, however nobody is buying/selling unless they have to now.

Thanks lchoro for a great article. If you're a buyer, make sure you are prepared for the possibility of someone not being able to close. And this means having a lawyer at the ready and suing for breach of contract or failure to perform. Some realtors are total wusses when it comes to this stuff. I would also recommend placing a lien on the house, preventing the seller from selling in the future until your lien is paid.

Do not tolerate anyone who gets to the closing table and then can't complete the sale! Trust me...you will see a lot of this happening around here.

Clifton is such a beautiful town - what is your multiple listing number and how much do you want?
I am not happy in our home and want to move but have decided to sell my home first before I buy another - homes just are not moving anywhere!

[SIZE=3]Assuming a decent sized house with no problems on a fair sized lot, 250k is about the limit for a 20 year old house in the provinces. 2005 is gone forever and the perfect storm that created the credit glut will not be back in our lifetimes You might even be lucky to get that! I recently passed up at auction (guaranteed clear insurable tittle) some McMansions 4-6k sqft w/.5-1+ acre in that area that topped out at 312k! It is actually entertaining to watch the greedy burn, burn baby burn![/SIZE]

The home he or she is talking about is not actually in Clifton. It has a Clifton mailing address but it is in Little Rocky Run, which is a subdivision that is, for all intents and purposes, part of the Centreville area. The post office agreed and gave that area a Centreville address but residents sued to keep the more "prestigious" Clifton address, even though Little Rocky Run is closer to Centreville and is part of continuous suburban development that includes Centreville. Clifton itself has a population under 800 and does not have dense suburban development. The area surrounding Clifton has houses on larger lots, not cookie cutter suburbia like Little Rocky Run.
