Houses in my neighborhood have been sitting 40-50 days this summer. I don't know if people are too ambitious with their listing prices, or what. When we bought our home 2 years ago, they had 4 offers at their open house, the first weekend it was listed.

I think the value growth in the exurbs will be more gradual but significant over the next 20 years. The federal government isn't leaving the area and is only going to keep growing--hence more people moving here for jobs. In addition, HQ offices will probably continue to relocate (in whole or in part) to the suburbs--e.g., many so-called Pentagon offices are at Mark Center or Belvoir now. And then the FBI will relocate to either Prince William or PG County.

Being one the largest investments we all make in our lives, we can not bear the reality if the purchase was done at the height of the market. Home is home, but if the "investment" needs to be "dumped" then do it with caution considering the following factors: your original downpayment, any improvements you have done to the house, where are you going to move, are you purchasing or renting?, tax implications, tax savings
